Subject: Redevelopment Proposal for 212 Northwestern Ave.

A proposal to build a new semi-detached at 212 Northwestern Avenue will be heard by the Committee of Adjustment on January 18, 2017.  The 210/212 Northwestern Avenue site plan and elevations are posted on the Committee of Adjustment web page:

The builder’s Agent provided the attached notice, inviting comments on this proposal.

Of note:

This proposal is for a semi-detached.  This is a large lot at 50′ X 130′ (15.24 m X 39.68 m).  The builder plans deeper-than-required front and rear yard setbacks.  Before the Infill-2 By-law provisions came into effect, the allowable height in Champlain Park was 11 metres (measured to the midline of a peaked roof or the top of a flat roof) and the rear yard setback was 7.5 metres.  Now, maximum allowable height has been reduced to 8.5 metres and minimum rear yard setback has been increased according to a sliding scale, based on lot depth.  The table below shows what is being proposed for 212 Northwestern in relation to what the By-law provisions allow.
