Please see attached link related to a City meeting that contains a proposal relevant to our community.

There is an item related to increase of front yard set-backs from 3 metres to 6 metres for Champlain Park.

The CPCA worked with the Planning Department to introduce this amendment during the recent Infill I (By Law 2012-147) consultations. This proposed change will complement the revised mature neighbourhoods overlay (By Law 2012-147) which introduced a “front yard averaging” provision that in most cases has resulted in approximate 6 metre set-backs for our infill proposals.

I will be following this issue and obtaining further information.

Amendments to the front yard setback requirements in Champlain Park to better reflect the existing setbacks, affecting lands bounded by Pontiac Street to the north, Premier Avenue to the south, Island Park Drive to the west, and Northwestern Avenue to the east (including properties on the east side of Northwestern Avenue), Ward 15, Change of intent

An amendment is needed to the R1P and R2D subzones in a portion of Champlain Park, to increase the minimum required front and corner side yard setback requirements to ensure they better reflect the actual setbacks of the buildings on the street. The minimum required front yard setback is proposed to be increased from 3 metres to 6 metres, and the corner side yard setback is proposed to be increased from 3 metres to 4.5 metres.
